Join CAI-GRIE on Tuesday, July 19 for the Contracts Maintenance and Reserves online education course. CAI-GRIE Managers and Homeowner Leaders can register for this 2-hour course for FREE.

The course will be held virtually on Zoom from 12pm until 2pm and cover the following topics:

Kelly G. Richardson
Richardson | Ober | DeNichilo

Kelly G. Richardson is the co-founder and Partner of Richardson | Ober | DeNichilo. In practice since 1983, Kelly is known as a devoted and successful trial attorney and advisor to real estate professionals, property and business owners, and common interest developments.

Kelly is a leading advocate for California community associations. In 2006 he was the 16th California attorney admitted into the College of Community Association Lawyers (CCAL), an elite group of attorneys serving the common interest community housing sector. In 2016, he was the international President of the Community Associations Institute (CAI), an organization with 45,000 members in four countries, and served on its Board of Trustees for seven years. For 13 years, he has authored a syndicated column on homeowner association legal issues, currently appearing in approximately 14 publications.

While he uses his experience and expertise to help clients steer clear of litigation, when litigation is necessary and unavoidable, Richardson is an accomplished trial attorney and fierce courtroom advocate. He was in 2010 admitted to the American Board Of Trial Advocates, an elite jury trial attorney organization, skipping its entry-level membership and receiving admission as an “Associate” ABOTA member. He has prosecuted and defended major claims in construction, corporate and real estate law, as well as claims of breach of contract, franchise fraud, personal injury, unfair competition, professional negligence, wrongful death, breach of fiduciary duty, construction defect, and banking negligence.


Greg Borzilleri
Accurate Termite & Pest Control

Greg began his career in the construction industry in 1996 as an aluminum framing and drywall apprentice. Then in 1998 he worked as a residential union sheet metal installer where he became one of the youngest Foremen in charge of running new construction multi-family projects in the company’s 40-year history. In 2002, Greg was hired as a superintendent for a small plastering company where he became in charge of day-to-day operations by the time he was 23. In 2008, Greg switched his career focus as the Director of Marketing and Estimator for PCW Contracting Services, where he ended his time there are Sales Manager. In an effort to spend more time with his family and be closer to home, in 2019, Greg made a trade change and became the Regional Director of Sales and Marketing for the Inland Empire and San Diego for Accurate Termite and Pest Control. Accurate is a full-service Termite, Pest Control and General Contractor. In addition to their termite and pest control operations, Accurate performs wood and structural replacements throughout Southern California and has been serving the HOA/ CID industry for over 20 years.

Greg has written articles for several industry magazines and also, currently serves on several CAI committees and regularly facilitates courses on construction and maintenance for CAI, Management Companies and Homeowner Associations. Greg also had the distinct honor of being the 2013 CAI-Orange County Speaker of the Year. A former director of both the GRIE and Los Angeles Chapters of CAI,  Greg served as Chapter President of the Los Angeles Chapter in 2018.


Michael C. Graves, RS
SCT Reserve Consultants, Inc.

Mike Graves is the Owner and CEO of SCT Reserve Consultants. He has been doing reserve studies for over 25 years. Mike is a San Diego State alum with a bachelor’s degree in Economics. He attained his Reserve Specialist designation in 2000 and his Educated Business Partner distinction in 2013 and is also a past President of this chapter. He has been providing education about reserves for quite some time, and now that Covid is over, has resumed attending and sponsoring functions at many CAI chapters.
